About Utility Source

Utility Source is a specialist utilities consultancy based in South Yorkshire. We launched in 2018 as a family-run business with a clear goal: to support property developers and investors through the often complex and confusing process of utility connections.

The business was founded by Dean Pattison, who brings over 20 years of industry experience and knowledge. His focus has always been to make utility coordination more accessible, transparent, and stress-free for each client. As our reputation grew, so did our team. We’ve welcomed a group of knowledgeable and down-to-earth advisors who each bring their own insight and experience.

We're here to change that. At Utility Source, we work as an extension of your team, helping you plan, manage, and complete utility connections in a way that works for your project, not against it.   
 

We’re proud to work with a wide range of developers, investors, project teams and utility contractors across the UK, offering particular expertise in commercial-to-residential conversions, new-build residential and commercial sites, redevelopment and renovation projects, and franchise-led retail or mixed-use schemes. Whether you’re repurposing an old pub into apartments or building a new retail unit for a national brand, we’ll make sure your utility journey is one less thing to worry about.

I have over 20 years of experience in the utilities industry, working my way up from agency staff to senior manager at National Grid before founding Utility Source. Outside of work, I coach grassroots football, including the Young Owls in Sheffield and Rotherham Schools Select, and enjoy eating, drinking, and sleeping!

After completing a Criminology & Psychology degree at Sheffield Hallam University, I joined Utility Source as a Utilities Administrator in 2021. I manage front-end inquiries, utility plans, network applications, and social media. In my spare time I enjoy reading psychological thrillers, going out for meals, attending concerts and the cinema, and travelling on holidays or city breaks.

I began my career in the utilities industry in 2003 with Fulcrum Connections, working in various roles across Planning, Procurement, and Bid Management. After time at Power Solutions and Energy Assets, I joined Utility Source in 2021 as Utility Connections Manager, overseeing quoting, CRM, and accounts. I'm married with two children and enjoy family time, shopping, long walks, and Westlife concerts with my husband!

I began my career with an electrical engineering apprenticeship, followed by auto electrics for emergency vehicles, then worked as a Licensed Conveyancer and spent over 10 years in the aerospace industry for the MOD. Now thriving as a utilities coordinator at Utility Source, I enjoy football (Preston North End FC season ticket holder), pool, cooking, family time, holidays, and socialising. My dislikes include other Lancashire football teams and sprouts!

When it comes to connecting utilities on a development, many people assume it’s all down to whoever’s digging the trenches, but in reality, successful utility delivery starts long before a shovel hits the ground. That’s where Utility Source comes in.

Utility Source - Your Utilities Consultant and Project Partner

As a specialist utilities consultancy, Utility Source works closely with developers from the earliest stages of a project. We help you:

  • Design a tailored strategy to connect your site to the utility mains efficiently and cost-effectively.

  • Manage the entire utility process from initial quotes and applications through to final installation.

  • Coordinate with multiple providers (e.g. electricity, gas, water, telecoms) and ensure your timeline, budget, and build plan are aligned.

  • Influence essential paperwork such as capacity checks, registrations, and easements.

  • Problem-solve in real-time to keep your project moving, even when unexpected challenges arise.

  • Minimise delays and unnecessary costs by spotting risks before they become issues.


We act as an extension of your team, bringing clarity, structure, and oversight to what is often one of the most misunderstood parts of property development.

What's a Utility Contractor?

Once the strategy is in place, a utility contractor (or sometimes your construction site team) carries out the physical installation. That might include:

  • Digging trenches

  • Installing pipes, cables, and ducting

  • Connecting meters or finalising infrastructure

 

Contractors are crucial but they follow the plan. Without one, installations can be delayed, rejected, or more expensive than they need to be.
 

We work closely with your utility contractors and a wide range of utility providers to get your development connected to the mains infrastructure in a safe and legally compliant manner.

And just to be clear

We’re not a utility provider, that’s the job of companies like Yorkshire Water or Cadent Gas, who physically supply water, gas, or electricity infrastructure. And we’re not an energy broker like Utility Warehouse either, so we don’t deal in tariffs, switching deals, or energy packages.

 

Our role is to manage the connections and coordination, making sure your development is physically and legally connected to the right utility services, at the right time, with minimal hassle.
