Former Shoulder of Mutton
Once a local landmark, the Old Shoulder of Mutton pub in Batley is being redeveloped into two spacious four-bedroom homes, with a third new-build on the former car park. The thoughtful transformation includes full utility installations - gas, water, electricity, and fibre - bringing modern living to a historic site.

Unit 3A, St James Retail Park
We recently removed the full gas supply at Unit 3A, St James Retail Park, Northampton, supporting a major fit-out for a new tenant. Formerly home to DW Fitness and Starbucks, the three-floor retail unit underwent significant internal changes to accommodate the tenant’s requirements. The project is now complete.

Chaucer Club
Once a lively social club, the Chaucer Club is being transformed into seven stylish apartments. However, challenges arose during construction. A critical issue emerged when the builder failed to correctly label water pipes, leaving it unclear which pipe served which unit, creating major concerns for individual metering and accurate billing.

Cannon Brewery
As Sheffield continues its urban renewal, the historic Cannon Brewery, once Stones' Brewery, will be redeveloped into essential new housing. A landmark of the city’s brewing past, the site is entering a new phase of life, and we’re honoured to help shape this important transformation for the community’s future.

This historic site’s transition marks both an end and a beginning, blending heritage with modern needs through a carefully managed, technically challenging redevelopment process.

Biscay Lane
The Biscay Lane development has made solid progress, despite some unexpected issues. Initially planned as a bungalow with two further homes, the project recently encountered delays related to BT Openreach. Ensuring proper telecom infrastructure has been a key focus as we work to move things forward.

Wincobank
We’re excited to announce a new project in Sheffield, where we’ve been tasked with coordinating gas, water, and electricity supplies for four new homes. This appointment from a repeat client highlights their ongoing trust in our expertise. The site’s narrow shared access road presents logistical challenges, requiring careful planning.

Ropergate
We're excited to be appointed for full utility coordination on the redevelopment of 12-14 Ropergate, Pontefract. This project includes transforming the ground floor into a commercial unit and converting the upper floors into five new residential apartments. Our involvement highlights our strong, trusted relationship with a valued client.

Greggs
Revitalising Westgate, Wakefield, we partnered with a returning client on a prime redevelopment opposite Wakefield Cathedral. The project included installing utilities for a new Greggs store and converting upper floors into seven modern apartments, transforming a vacant property into a vibrant commercial and residential space in the city centre.

Flats at The White House
A dated bungalow in the picturesque village of Dore, Sheffield, is being transformed into 10 contemporary apartments. This thoughtful development brings much-needed housing to a highly sought-after area on the edge of the Peak District, blending modern living with village charm and enhancing the local residential offering.

Dragoon Court
Property investors eyeing Sheffield’s growing residential market should note the redevelopment of Hillsborough Barracks. Utility Source is proud to support this historic transformation by managing BT registration, water, and electrical installations—helping to shape a vibrant new future for the site and offering a prime investment opportunity in the city.

Gisburn Mansions
This project demonstrated our mission to solve complex client challenges, not just deliver utilities. At Gisburn Mansions, a Victorian terrace in Haringey, we tackled outdated infrastructure, unregistered meters, and site constraints during a vertical extension. Despite difficulties, we delivered solutions and gained experience that refined our expertise and approach.

High Greave
High Greave is an assisted living complex in Sheffield, designed for individuals with autism. It features five bungalow-style units and a support workers' quarters, providing accessibility and support. The facility plays a crucial role in the community, offering a tailored environment for those with special needs.

Silkstone Lane
Located in Barnsley’s Cawthorne village, this development features a five-bedroom detached house. We coordinated the installation of gas, water, and electric supplies. A key challenge was the property being raised from road level, requiring additional planning to ensure proper utility connections.

Westbourne
In the village of Baslow, Derbyshire, a former farmhouse was redeveloped into a property valued over £1m. We provided advice on gas and electric installations, and despite the unique nature of the project, the process was smooth with no significant challenges encountered during the installation.

Hard Lane
Four new detached houses and a bungalow were built in Kiveton Park, Rotherham. We advised on permanent gas, water, and electric connections, and completed BT Openreach registration. Challenges included obtaining legal easements for electricity and wayleave for gas, which could delay project timelines if not handled efficiently.

Card House
Card House, a 1937 Grade II listed building in Bradford, is being redeveloped into 144 apartments with new-build blocks and houses. As utility consultants, we coordinated complex installations across phases, including a 1000kva substation, 16,000-litre water tank, and managed metering and compliance with Yorkshire Water for each unit.

Portsmouth Mill
Portsmouth Mill, a historic 1848 textile mill in Todmorden, has been converted into 10 apartments to meet local housing needs. Consultants supported utility planning, temporary and permanent service installations (electricity, water), and ensured gigabit-ready fibre in line with Part R regulations.

Langtree Care Home
Langtree Care Home, located within Standish Care Village in Wigan, was designed for individuals with advanced dementia. Our task was to coordinate utility installations (gas, water, electricity, fibre internet). Challenges included the site's proximity to trees protected by Tree Preservation Orders (TPOs), requiring careful planning to minimize environmental impact.

St Cecelia's Church
St. Cecelia's Church in Sheffield was converted into 18 residential apartments. The project required careful utility infrastructure planning, including a single electricity supply, individual metering, and water system installation. Our team ensured regulatory compliance, efficient service distribution, and timely completion, playing a key role in the church’s successful transformation.

KFC and Starbucks
The Bowling Green Inn, a historic pub from 1784, closed in 2021 due to disrepair. A KFC and Starbucks franchisee acquired the site, planning to transform it into a modern food hub. Our role involved assessing utilities, disconnecting outdated services, and installing new supplies for the planned outlets.

The LEAF Centre
The LEAF Centre, located at Rockingham Junior & Infant School, supports children with social and emotional mental health needs. The project, introduced by Willow Tree Academy Trust, involved coordinating a new electric and gas supply, including associated metering, to provide a valuable community resource for local children.

The Coach House
The Coach House, a Grade 2 listed building from 1779 in Sheffield’s Hillsborough Park, was in disrepair. Age UK secured funding to transform it into a community facility. The £1 million project required significant utility upgrades, including a gas supply for the café's kitchen. Our role was to assess and coordinate the necessary installations.
