At Unit 3A in St James Retail Park, Northampton, we recently completed a full gas supply removal project in support of a comprehensive building fit-out for a new tenant. Previously occupied by DW Fitness Centre and Starbucks, this substantial retail unit spans three floors and required significant internal modifications to meet the new tenant's needs.

Challenges
One of the primary challenges was the extensive internal gas pipework that occupied valuable space across all three floors of the unit. As the incoming tenant had no requirement for a gas supply, removing this infrastructure was a priority.
Our Solution
To begin, we coordinated with our trusted meter removal partner, who attended the site to safely purge the entire internal gas pipe system and remove the gas meter. This crucial first step ensured that the internal contractor could proceed safely with dismantling and clearing the now-defunct pipework.
Next, we arranged for the disconnection of the large diameter incoming gas supply, taking it right back to the main gas line located within the service road of the retail park. Given the scale of this work, we anticipated some level of disruption to surrounding businesses.
Understanding the importance of maintaining good relationships with neighbouring tenants, we visited each business in person to notify them in advance. We explained that there would be minor disruptions to the service road for two days and worked closely with them to ensure any deliveries could be rescheduled or rerouted. This proactive communication helped us keep disruption to a minimum and maintain a smooth flow of business operations across the park.

This project is a great example of how clear planning, safe execution, and good communication can deliver efficient utility disconnections while supporting wider site redevelopment needs.
