From Pub to Property: Smart Utility Planning Saves Time and Money at Former Old Shoulder of Mutton Site

Project Overview
What was once a local landmark pub, the Old Shoulder of Mutton on Upper Road in Batley, is undergoing a thoughtful transformation. The site is being redeveloped into two spacious 4-bedroom homes, with an additional new-build property in the former pub car park. As part of the conversion, full utility installations are underway including gas, water, electricity, and fibre.
Site Challenges
Although the utility work itself was expected to be straightforward, the site presented a logistical challenge due to its location: a three-way junction at the top of a steep hill. This setting raised significant concerns regarding traffic management, especially during works that could impact road surfaces or require crossings.
Unexpected Discovery
The gas installation was scheduled for the week commencing 21st July. Whilst groundworks were in progress, our team uncovered a large diameter gas service on site. Historically, this service supplied the pub and had since been capped following its closure.
Originally, the plan was to extend the gas main from the opposite side of the road and connect three new service lines, one for each property. This would have required a full road crossing, extensive excavation, and comprehensive traffic management planning.
Our Solution
On the day the gas works were due to begin, we acted quickly and held direct discussions with the gas network owner. After reviewing the uncovered pipework, they reclassified the large diameter gas service as an active main. This allowed us to connect all three new service lines directly to it, right from within the site.
The Result
This quick thinking and proactive communication eliminated the need for a road crossing, avoided any roadworks or traffic disruption, and removed the need for a mains extension. The outcome? A substantial cost saving for the customer, both in terms of installation fees and avoided traffic management expenses.
Conclusion
This project is a perfect example of how proactive planning and close collaboration with utility providers can lead to more efficient outcomes. At the Former Old Shoulder of Mutton site, a potential challenge was turned into a win, therefore saving time, money, and disruption for everyone involved.
