Bringing New Life to Westgate, Wakefield: A Successful Utility Installation for Greggs and New Residential Units
We were thrilled to work again with a returning customer on an exciting commercial and residential redevelopment in the heart of Wakefield. The project started with a vacant commercial premises on Westgate, directly opposite the striking Wakefield Cathedral — a prime location with plenty of potential.

Our customer had secured a national retail tenant, Greggs, for the ground floor, with further plans to convert the first and second floors into seven modern apartments. We were brought in to manage a complete utility overhaul for the site, including:
• Disconnection of the existing electric supply
• An electric service alteration to suit Greggs’ layout requirements
• Installation of seven new electric connections
• Installation of seven new water connections for the residential units
Working in a busy town centre always presents unique challenges. In this case, the high footfall around Westgate and a dense web of existing underground utilities required careful planning and coordination. Additionally, Wakefield holds a popular market every Thursday, which restricts when road and pavement works can be carried out.
To navigate these constraints, we advised on an innovative internal plantroom to house a Bemco unit for electricity distribution and an internal water manifold — keeping disruption to the public realm to a minimum. Close coordination with both Wakefield Council and local network contractors allowed us to schedule all external works to start on a Monday, ensuring completion before the market day hustle began.
This project highlights our ability to adapt to site-specific challenges while keeping timelines and stakeholder needs in sharp focus.
