High Greave

Assisted Living Units

High Greave is a purpose-built, assisted living complex created for people with special needs related to autism. Located in Sheffield, this property consists of five assisted living units and a support workers’ quarters, representing an important facility for the community. The units were built in the style of bungalows, eliminating the need for staircases and ensuring they are as accessible as possible.

Challenge
This project presented many challenges. At Utility Source we pride ourselves in being there for the customer throughout the project and taking the stress away from them, and we were pleased to assist the
customer as they experienced significant difficulties in achieving electric, water and fibre connections to the development. Some of the complications included the requirement of a test and chlorination, pipes with a diameter of 63mm or more require chlorination and testing before they can be connected to a water supply. This involves removing the risk of contaminants in new pipes, which helps ensure safe water quality.

Our Solution
Permanent gas disconnection: We engaged with a contractor to complete the disconnection of a gas supply as it was positioned in a way that prevented any groundworks being completed. As time is of the essence, the disconnection enabled the developer to make progress with the groundworks.
Electric installation: We arranged for the network owner to attend to install an 80kva electric supply to an Industrial Service Unit. We encountered a problem as the electric Main was around 30 metres from the site entrance and the public excavations crossed two neighbouring driveways.
Personal Approach: At Utility Source we are on hand to support our customer the whole way through their project, we attended site to support the developer and to appease concerns shown by the homeowners.
Adhering to Health and Safety: We communicated with the contractors to ensure that suitable floor plates were placed over the excavations to allow safe access and egress for vehicles and pedestrians leaving those properties.
Test and Chlorination: When contacting Yorkshire Water to arrange a water connection, we found that the supply running through the site was 63mm in diameter. we conducted the necessary test and chlorination on behalf of the developer and successfully submitted the laboratory results to enable the connection to go ahead.
Drainage Complications: It was identified that a drainage manhole within the site had become blocked and was preventing the hygienic discharge of human waste. We supported the client by reporting this to Yorkshire Water who sent a team to jet the system and clear the manhole.

Results:
Compliance with Regulations: We ensured to adhere to all health and safety regulations regarding the excavations being covered to allow pedestrians and vehicles come and go with ease. We also ensured the necessary test and chlorination went ahead to enable a water connection, and dealt with the blocked drainage manhole to avoid future hygiene problems.
Efficient Engagement: Our efficient communication with the gas contractor meant a swift gas disconnection, furthering the progression on site.
Permanent water and electric supplies: We successfully advised on the installation of a bulk water supply and a three phase electric supply at this site.
Successful Project: A satisfied client and completed assisted living complex to support people with autism, complete with all necessary utilities and BT Openreach.
