Overcoming Obstacles with Strong Relationships

At 53 Copeland Road, we’ve embarked on a new project for a first-time customer building their dream: a three-bedroom detached home on a plot of land purchased from the neighbouring property. We’ve been brought in to manage the installation of gas, water, electricity, and BT, a full utility package.

We were originally given a start date of 19th May by Cadent for the gas disconnection. As always, we attended site to oversee the commencement of works and coordinate with the teams. With two teams ready and traffic management in place, everything looked set for a smooth start. A great start, or so we thought.

Unfortunately, that momentum was brought to a halt when it was discovered that no permit to work had been issued by the council. Normally, this kind of setback would mean the job being cancelled and rescheduled, often with a delay of 4–6 weeks. For any project, especially a new build, that kind of delay can be costly and frustrating.

But this is where experience, persistence, and strong relationships truly make a difference. Thanks to the rapport we've built over time with the Cadent area surveyor, we were able to act quickly. A series of phone calls and real-time discussions took place between ourselves, Cadent, and the local council. Through collaborative effort and mutual trust, we managed to secure an emergency permit that allowed works to begin the same day.

This is a rare outcome, and a proud moment for our team.

The takeaway? Problems on-site are inevitable. But delays don’t have to be. By investing in genuine relationships and maintaining clear communication, we can often find solutions that keep projects on track.
