We’re proud to have been appointed to deliver full utility coordination for the refurbishment and redevelopment of the former Smart Choice store at 12-14 Ropergate, Pontefract. This exciting project involves the transformation of the ground floor commercial unit and the conversion of the upper floors into five brand-new residential apartments.

Our team was brought in by a valued repeat customer, reflecting the continued trust in our ability to manage complex utility requirements and deliver practical solutions on time and within scope.
Our responsibilities include:
• Coordinating the installation of a new electric Bemco unit
• Managing the supply of five 25mm individual water connections
• Overseeing the BT Openreach registration for telecoms infrastructure
We also provided consultation on the most suitable metering and service entry points to ensure all utilities are compliant and accessible for future maintenance.
Like many town-centre developments, the site presented a number of logistical challenges:
• Ropergate is a narrow, one-way street, which means that a full road closure is necessary to safely carry out works.
• The footpath is too narrow to accommodate a standard external manifold chamber for the water supplies.
• The nearest viable electricity connection point is located at a substation to the rear of the property, requiring careful planning for routing and access.
Our Solution
With these limitations in mind, our team worked closely with utility providers and the client to devise the most feasible and future-proof solutions. We advised on:
• The optimal location for the Bemco unit to allow safe and secure metering access
• A suitable 63mm incoming water supply to serve the five new apartments, along with an internally positioned manifold system
• Coordinated planning for the required road closure and off-street works to minimize disruption
