Bringing a Long-Vacant High Street Building Back to Life
After standing vacant for approximately four years, this prominent commercial property on Mexborough High Street was given a new lease of life through an ambitious redevelopment project.

Working once again with one of our long-standing clients, we supported the transformation of the building at 49 Bank Street into a mixed-use development. Planning permission had been secured to convert the property into two commercial units on the ground floor, alongside four new residential apartments - two at basement level and two on the first floor.
One of the first challenges involved the site's water supply. Due to the length of time the building had been unoccupied, Yorkshire Water deemed the existing connection unsuitable, as water quality could no longer be guaranteed. As a result, a completely new approach was required.

Our team managed the application process for six new water connections—one for each individual unit - as well as the disconnection of the existing supply. This ensured the development would meet current standards and provide reliable, compliant services for its future occupants.
With the project operating to a demanding programme, timing was critical. Once the quotation had been accepted, we drew on the strong working relationship we have built with Yorkshire Water over many years to help accelerate the connection process. By maintaining close communication and proactively coordinating with the relevant teams, we were able to support a faster turnaround, helping our client stay on track to meet their completion deadlines.
Projects like this demonstrate the value of combining technical expertise with established industry relationships. By managing the utility requirements efficiently and working collaboratively with the water authority, we helped remove a key obstacle in the redevelopment process, allowing another vacant high street property to be successfully brought back into use.
